From January 1, 2025, a new era dawns in the construction industry and for homeowners in Flanders. The Flemish Government has taken innovative steps towards sustainability by making charging infrastructure for electric vehicles mandatory in all new and major renovated buildings. For New Construction and Major Renovations:
- Residential Buildings: Do you have a parking lot with more than one parking space? Then, from now on, a charging point per parking space is a must.
- Non-residential buildings: For larger car parks (more than 10 spaces), the requirement becomes slightly more complex. Here, a minimum of two charging points are required, plus prepared charging infrastructure for one in every four parking spaces.
What about Existing Buildings?
For existing residential and non-residential buildings, there is no specific obligation to install charging points as of 2025. However, it is good to know which direction the future is heading.
The Financial Sting: Fines for Non-Compliance
Failing to follow these new rules could turn out to be an expensive mistake:
- €2.000 for every missing charging point.
- €1.000 for every parking space that is not prepared for future charging points.
What Does This Mean To You?
If you are an owner or applied for an environmental permit after March 11, 2021, it is time to take action. These rules apply to all new buildings and major renovations, for both residential and commercial properties. For major renovations, the rule only applies if the costs for the charging infrastructure amount to less than 7% of the total renovation costs.
